Move-Out Cleaning Checklist: How to Get Your Full Deposit Back in the UAE

A room-by-room move-out cleaning checklist for UAE tenants, plus what landlords actually inspect and when to hire professionals.

Moving out of a villa or apartment in Doha usually comes down to one final conversation: the handover inspection. Your landlord or the building's property manager walks through the unit, checks its condition against the move-in report, and decides how much of your security deposit comes back.

That inspection is rarely about damage. Most tenants in Qatar lose part of their deposit over cleanliness — grease behind the cooker, limescale in the bathrooms, air-conditioning vents thick with dust, or a kitchen extractor that was never touched in two years of tenancy.

This checklist covers what actually gets inspected, room by room, and where tenants most often fall short.

Before You Start: Read Your Tenancy Agreement

Qatari tenancy contracts vary, but many include a clause requiring the property to be returned in the condition it was received, allowing for normal wear and tear. Some go further and specify professional cleaning, or professional carpet and upholstery cleaning, as a condition of the deposit release.

Check for two things:

  • Whether professional cleaning is contractually required, and whether a receipt must be produced
  • Whether your move-in inspection report exists and what it recorded

If a move-in report exists, use it as your standard. You are not required to return the property cleaner than you received it — only to match that baseline.

Kitchen: Where Most Deposits Are Lost

The kitchen absorbs more inspection scrutiny than any other room, because grease accumulates invisibly and then becomes obvious under direct light.

  • Oven interior, including racks, door glass, and the seal around the door
  • Extractor hood and filters — metal mesh filters need degreasing or replacement
  • Behind and beneath appliances — pull out the cooker and fridge; landlords do
  • Cabinet interiors, including the tops of upper cabinets where dust and grease combine
  • Backsplash and grout lines behind the hob
  • Sink drain and tap base, where limescale builds fast from Qatar's mineral-rich water (often requiring intensive deep cleaning to clear)

Limescale from Qatar's water is worth calling out specifically. Doha's mains supply leaves visible mineral deposits on taps, glass, and tiles far quicker than tenants moving from softer-water countries expect. A tap that looks permanently dull is often just scaled, and it will come clean with the right descaler.

Bathrooms: Limescale, Grout, and Extraction

  • Descale showerheads, taps, and glass screens
  • Clean grout lines — discoloured grout reads as neglect even when the tiles are clean
  • Clear and disinfect drains
  • Clean the extractor fan cover and grille
  • Check under the sink for staining or leaks you may not have noticed
  • Descale the toilet at and below the waterline

Air Conditioning: The Item Tenants Forget

In a climate where AC runs most of the year, vents and filters collect a remarkable amount of dust. Grilles that look grey rather than white are an immediate flag during inspection.

  • Wash or replace filters in every split unit
  • Clean the visible grilles and surrounding ceiling or wall area
  • Note that internal coil cleaning is a technical job — if the unit smells musty, that is a servicing issue, and it is worth clarifying with your landlord or booking a professional AC cleaning to resolve it

Floors, Walls, and Windows

  • Hard floors: clean edges and corners, not just the open middle. Skirting boards collect dust that shows in raking light.
  • Carpets and rugs: vacuuming is not the same as extraction. If a carpet was professionally cleaned before you moved in, expect to match that.
  • Walls: remove scuffs and marks. Fill and touch up nail holes if your contract requires it.
  • Windows and tracks: glass on both sides where safely reachable, plus the sliding tracks, which fill with fine sand.
  • Balconies and terraces: sand and dust accumulate constantly and are routinely overlooked.

Built-In Wardrobes and Storage

Open every cupboard, wardrobe, and storage unit. Wipe interior shelves, clean the runners on sliding doors, and check the tops of wardrobes. Storerooms and maid's rooms count as inspected space even if you barely used them.

When to Hire Professionals

Doing this yourself is realistic for a small apartment if you have several free days and access to proper equipment. It becomes much harder when:

  • The property is a villa, where floor area alone makes DIY impractical inside a moving week
  • Carpets or upholstery need extraction, which requires machinery you would otherwise be renting
  • Your contract explicitly requires professional cleaning with proof
  • Your moving date and handover date are the same, leaving no working window

There is also a practical argument. Moving week in Qatar tends to collapse into a single compressed period — exit permits, utility disconnections, shipping, flights. Cleaning is the task most easily done by someone else, and the one most likely to cost you money if rushed.

What to Ask a Cleaning Company Before Booking

  • Do they provide an itemised scope, so you can match it against your tenancy clause?
  • Do they include carpet and upholstery extraction, or is that priced separately?
  • Do they issue a receipt or certificate you can hand to your landlord?
  • Can they work around your handover date, including short-notice slots?
  • What products do they use, and are they safe for a property with children or pets moving in after you?

Common Questions

How long before handover should I book the clean? Ideally the day before or the morning of the inspection, once furniture has been removed. Cleaning an occupied property means redoing work.

Does the property need to be empty? Largely, yes. Cleaners cannot reach behind or beneath furniture that is still in place, and those areas are exactly what gets inspected.

Is a move-out clean different from a regular deep clean? Yes. A move-out clean assumes an empty property and prioritises the specific points a landlord inspects — appliance interiors, wardrobe interiors, grout, vents, and edges — rather than general presentation.
